IF IT'S LEAKING RIGHT NOW

Aircond Leaking Right Now? Do This First

Water and electricity don't mix. Before anything else, protect your home and yourself. Then decide your next step.

Water leaking from an indoor aircond unit can damage flooring, walls, plaster, and furniture — and if it drips near a socket, switch, or electrical panel, it becomes a safety issue. Most manufacturers, including Daikin, advise turning the unit off if an indoor leak starts.

Keep the unit switched off while it is leaking and arrange an inspection if the leak continues.

STEP 1

Turn off the aircond

If water is reaching electrical points, switch off the affected circuit only if you can do so safely.

STEP 2

Protect the area below

Put a towel, bucket, or basin under the drip to catch the water.

STEP 3

Keep water away from electricity

Move anything electrical away. Don't touch switches or sockets with wet hands.

STEP 4

Check the filter if accessible

A clogged filter can freeze the coil and cause water overflow. Clean it only if you can do so safely.

WHEN TO CALL US

If the leak continues after turning the unit off, or comes back when you switch it on, the cause needs proper inspection. A persistent leak usually needs on-site diagnosis — and water damage costs more than the repair.

BEFORE YOU PANIC

Can You Tell Where the Water Is Coming From?

Where the water appears tells you a lot about the likely cause. Here are the three situations we see most often.

FROM THE FRONT

Dripping from the indoor unit grille

Usually means water is overflowing the drain tray — often because of a blocked drain, a frozen coil that's melting, or the unit not being level.

FROM THE SIDE OR BOTTOM

Water along the casing or near the pipe

Often points to a drainage hose issue, tray problem, or installation angle change. Worth checking before water damages the wall.

FROM THE OUTDOOR UNIT

Dripping from the outdoor compressor

A small amount of condensation dripping outside can be normal. Heavy or continuous dripping with other symptoms is worth checking.

ROOT CAUSES

7 Common Causes of Aircond Water Leaks

A blocked drain is one of the most common causes — but not the only one. The right fix depends on where the water is coming from and why the system is failing. Here are the seven most common causes we see across KL & Selangor.

01

Blocked drain pipe

Dust, algae, and debris slowly restrict the drain path. Water backs up in the tray and overflows.

02

Dirty filter

A clogged filter restricts airflow and can cause the coil to freeze. When the ice melts, water overflows.

03

Frozen evaporator coil

Low refrigerant or restricted airflow causes the coil to ice over. The melt water then leaks.

04

Poor drain hose slope

If the drain hose is bent, routed upward, or the end is submerged, water can't flow out properly.

05

Damaged drain pan

Older units can develop cracks or rust holes in the condensate tray. Water drips straight through.

06

Drain pump problem

Common in ceiling cassette and commercial systems. A failed pump stops water from being pushed out.

07

Low refrigerant / icing

Low gas can contribute to coil icing and cooling problems and subsequent leakage. Not the default cause, but worth checking.

Each of these causes needs a different fix. A quick flush may clear a blockage, but it won't address a frozen coil, an unlevel unit, or a damaged drain pan when one of those is the actual cause.

OUR PROCESS

How We Diagnose & Fix a Water Leak

Every water leak job follows the same structured process. No quick flush and leave. No guessing.

01

Identify the source

Confirm where the water is coming from — indoor, outdoor, drain pipe, or the unit itself.

02

Check drainage flow

Test whether water drains properly. Confirm if the pipe is blocked, partially blocked, or clear.

03

Inspect filter and coil

A dirty filter or iced coil can create leaks even when the drain is clear.

04

Check pan, hose, angle

Inspect drain pan condition, hose slope, hose routing, and whether the indoor unit is level.

05

Consider icing causes

If ice is visible on the pipe or coil, we check airflow and refrigerant-related factors.

06

Explain, quote, then fix

We explain what we found, quote the repair in writing, and only start work after you approve.

COMMON CUSTOMER QUESTION

Aircond Leaking After a Chemical Wash?

This is one of the most common follow-up problems we see. If your unit started leaking right after a chemical wash or servicing, here's what's likely happening.

A leak after chemical wash is usually caused by one of these:

  • •Drainage hose not seated correctly after reassembly
  • •Drain path still partially blocked — washed dirt may have settled in the pipe
  • •Indoor unit alignment shifted slightly during removal and refitting
  • •A pre-existing drainage issue that wasn't addressed during the wash
  • •Foam or debris from the cleaning process lodged in the drain

WHAT TO DO

If the leak started immediately after servicing, contact the original service provider first and ask them to recheck the work. If they can't, we can inspect and diagnose independently.

You can also read more about what's involved in a full chemical cleaning service — including what should be reconnected and tested before the technician leaves.

COMMON CUSTOMER QUESTION

Aircond Leaking but Still Cooling — What Does That Mean?

An aircond can still cool perfectly well while leaking water. The two problems are often unrelated.

A drainage blockage, for example, can exist for weeks without affecting cooling performance. The unit removes heat fine — it just can't get rid of the condensate water properly. Only when the tray overflows do you notice the leak.

What this means for you:

  • •Leaking water does not automatically mean you need a gas top-up
  • •It does need to be investigated — continued leakage can contribute to property damage and deterioration of the drainage components, and persistent dampness can lead to musty odour problems
  • •The correct fix depends on the actual cause — which is why we diagnose before quoting

If you're concerned about refrigerant because cooling has weakened as well, take a look at our aircond gas top-up page. But don't add gas just because the unit is leaking — those are separate issues.

WHICH SERVICE DO YOU NEED?

UNIT TYPES

Wall-Mounted vs Ceiling Cassette Water Leaks

The underlying causes are similar, but the diagnostic approach differs. Cassette units have an extra component that wall-mounted units don't.

Wall-Mounted Units

Most household units fall into this category. Common leak sources are blocked drains, dirty filters, unlevel mounting, and cracked drain pans. Many wall-mounted units rely on gravity drainage — so the drain slope matters a lot.

Most leaks here can be addressed on the same visit.

Ceiling Cassette & Ducted Units

Often found in offices, restaurants, and some larger homes. These units usually have a built-in drain pump that pushes water upward to the drainage line.

Where a drain pump is fitted, we also check whether it is operating correctly during the visit.

FAQ

Aircond Water Leak Questions

Why is my aircond leaking water?

The most common cause is a blocked condensate drain pipe. Other causes include a dirty filter, frozen coil, poor drain hose slope, damaged drain pan, drain pump fault, or refrigerant-related icing. Each cause needs a different fix, which is why we diagnose before quoting.

Why is water dripping from the front of my indoor unit?

Front-of-unit dripping often points to water overflowing the drain pan — usually from a blocked drain, a frozen coil that's melting, or the indoor unit not being level. Send us a photo and we can narrow it down faster.

Can a dirty filter cause aircond water leaking?

Yes. A dirty filter restricts airflow over the evaporator coil, which can cause the coil to freeze. When the ice melts, the water can overflow the tray. Cleaning the filter is a simple first check before booking a repair.

Can low gas cause aircond water leaking?

Low refrigerant can contribute to coil icing, which can then cause water leaks when the ice melts. But most water leaks are not caused by low gas. If you're also noticing ice on the pipe or weakened cooling, we check both airflow and refrigerant.

Why is my aircond leaking after a chemical wash?

Usually a drainage hose that wasn't seated correctly, a drain path still partially restricted, or a shift in the unit's angle during reassembly. If the leak started right after servicing, contact the original provider first. We can also inspect independently.

My aircond is leaking water but still cold — is that serious?

It can still be. A leak with normal cooling usually means the drainage system is failing — not the cooling. But continued leakage can contribute to property damage and deterioration of the drainage components, so it should be checked.

Is water dripping from the outdoor unit normal?

A small amount of dripping from the outdoor unit can be normal condensation — especially in humid weather. But heavy, continuous dripping, or dripping with abnormal noise or weak cooling, is worth checking.

Can I fix a blocked drain myself?

You can safely clean the filter and check whether water is visibly exiting the drain pipe outside. But don't open the indoor unit or work near electrical parts. If the leak continues, or you see ice on the coil, or the pipe looks damaged, it needs a technician.

How much does aircond water leak repair cost in KL and Selangor?

Basic drainage-related repair starts from RM119. Drain pan replacement, drain pump faults, refrigerant-related leaks, and concealed drainage work are quoted after inspection because they depend on the actual fault and access.

How long does a water leak repair take?

A simple drain unclog usually takes 45–60 minutes including the drainage test. If the drain pan, pump, or hose needs work, expect longer — we confirm the estimated time after diagnosis.

Will the leak come back after repair?

If the root cause is properly addressed, no. A simple flush alone can lead to repeat leaks if the actual cause was a frozen coil, unlevel unit, or cracked pan. That's why we diagnose the source rather than just clearing the pipe.

Can I send a photo before booking?

Please do. A photo of where the water is dripping helps us identify the likely cause — before you book. It's the fastest way to get a useful answer.
