What Is an Aircond Chemical Overhaul?
A chemical overhaul is a deeper cleaning service where the indoor unit is dismantled so key internal components can be cleaned individually. The unit is then reassembled and tested.
A chemical wash cleans the coil and blower while they're still inside the unit. It's the right service for most routine deep-cleaning situations — you can read more about what a chemical wash covers if that's what you're looking for.
A chemical overhaul goes further. We remove the components that a mounted cleaning can't fully reach, clean each one individually, and put everything back together. It's not a bigger version of a wash — it's a different level of access.
Components cleaned in a typical overhaul:
Evaporator coil
Deep-cleaned to remove built-up dust, mould, and grime that restricts airflow.
Blower wheel
Removed and cleaned individually — it can hold significant dust and residue over time.
Drain pan / tray
Exposed and scrubbed — where slime and organic buildup often collects.
Indoor casing
Casing and accessible internal parts cleaned before reassembly.
Drainage path
Drain pipe flushed and checked for blockages as part of the service.
Filters & accessible parts
Filters and reachable internal components cleaned and checked.
Every unit is different. The exact scope depends on the model, the level of contamination, and what we find during inspection. We confirm what we'll do — in writing — before we start.

THE HONEST PART
A chemical overhaul is more extensive, but not every aircond needs one. If your unit is only lightly dirty, a normal service or chemical wash is usually enough. We won't recommend an overhaul unless we genuinely think your unit benefits from it.

We'd rather tell you honestly when a simpler service will do the job — than sell you something you don't need.
A normal service or chemical wash is probably enough if:

OUR PROCESS
How a Chemical Overhaul Works
Our standard process covers inspection, dismantling, deep cleaning, reassembly and testing.

Inspect
Check unit condition, contamination level, drainage, and access. Confirm what's actually needed before starting.

Dismantle
Remove the required indoor-unit components safely. Protect surrounding walls, flooring, and furniture.

Deep clean
Clean the evaporator coil, blower wheel, drain pan, and other components individually.
04
Reassemble
Dry, reconnect, and reassemble the unit correctly. Mounting alignment and drainage slope are checked at this stage.
05
Test
Run the unit and check cooling, airflow, drainage, and abnormal noise. We confirm everything's working before we leave.

Wall-Mounted vs Ceiling Cassette
Overhaul process is similar in principle, but access and starting prices differ.
Wall-Mounted Units
Common in homes. Easier indoor access. Most rely on gravity drainage. Starting price from RM219.
Often completed in one visit, depending on unit condition and access.
Ceiling Cassette & Ducted Units
Common in offices, restaurants, and some larger homes. More involved access. A drain pump may be involved. Starting price from RM280.
Where a drain pump is fitted, we check its operation during the visit.

Does chemical overhaul include full dismantling?
The indoor unit is dismantled enough to access and clean the key components — evaporator coil, blower wheel, drain pan, and casing. It's not a complete teardown of every internal part, since that isn't necessary for a cleaning service. The exact scope depends on the model and its condition.
Does chemical overhaul fix water leaking?
It can help when dirt buildup or an accessible drainage problem is contributing to the leak. But an overhaul doesn't automatically fix every water leak. Drain hose routing, damaged pans, drain pumps, installation slope, and refrigerant-related icing may need separate diagnosis.
Does chemical overhaul include gas top-up?

How long does a chemical overhaul take?
A typical wall-mounted overhaul takes around 2–3 hours on-site. Ceiling cassette or heavily contaminated units may take longer. We confirm the estimated time after inspection.
